Costs Overview

Screening Fee: There is a fourteen ($14) dollar per person screening fee at the time the application is submitted.

Security Deposit: The standard security deposit is one thousand ($1,000) dollars. This amount will increase to a full month rent if the screening results indicate a guarantor is needed.

Mandatory Fees:

Technology fee: This mandatory monthly fee of seventy-five ($75) dollars covers access to technology both in the unit and throughout the community. This ensures our residents have access to wi-fi throughout the community.

Amenity fee: This mandatory monthly fee of two hundred and fifty ($250) dollars covers access to the amenity spaces throughout the community.

Utility Responsibility:

  • Electricity: Usage Based

  • Sewer: Usage Based

  • Water: Usage Based

  • Gas: Usage Based

  • Trash: Monthly flat fee of forty-five ($45) dollars

  • There is a $4.50 monthly utility admin billing fee connected to the utility charges.

Renters Insurance:

  • Renters Insurance is required of all leaseholders ($100,000 minimum personal liability insurance).

Optional Fees:

All optional fees are available to residents if they elect the service. Fees can be removed by requesting in writing to the leasing team. A Lease Addendum records the addition and removal of the fee.

  • Pets: This optional monthly fee of fifty ($50) dollars per pet is applied to maintaining the building services so that residents can keep pets in their units and in the community. There is a onetime five hundred dollar pet fee $500 associated with having a pet in the unit.

  • Parking: This optional monthly fee of two hundred- eighty ($285) dollars allows for vehicles to be parked in a designated garage space at the community.
